Smart Orientation: Controlling the “Sightlines”
Privacy starts on the drafting table, not the construction site. When we conduct our initial feasibility study, we look beyond the setbacks and utility lines.

If an inexperienced designer places a large window on the ADU facing directly into your main home’s living room, no amount of curtains will fix the feeling of being watched.
How we engineer visual privacy:
- Clerestory Windows: We often utilize high-placement windows (above eye level). These allow natural light to flood the ADU while making it physically impossible for occupants to see out—or for you to see in.
- Strategic Orientation: Whenever the lot allows, we rotate the ADU’s primary entrance and living areas away from the main house, creating a “blind side” facing your property.
- Landscape Buffering: We don’t just build walls; we plan the exterior. We can incorporate hardscaping and planting plans that create a natural green screen between the two structures.
The Science of Silence: Soundproofing and Acoustics
Visual privacy is half the battle. Auditory privacy is the other half. In standard construction, sound travels easily through wood framing.

We approach soundproofing with the same rigor as structural engineering.
1. Upgrade the Insulation
Standard Title 24 energy code requires insulation, but for privacy, we go further.
We use high-density insulation (like mineral wool) in the walls and ceilings, which acts as a sound absorber, dampening noise transfer significantly better than standard fiberglass.
2. The STC Rating (Sound Transmission Class)
We aim for a high STC rating in our wall assemblies.
- Resilient Channels: In shared walls (for attached ADUs/JADUs), we often install resilient channels—metal strips that separate the drywall from the studs.This “de-couples” the wall, preventing sound vibration from traveling through the structure.
- 5/8″ Drywall: Instead of the standard 1/2″ drywall, we frequently recommend thicker 5/8″ Type X drywall, or specialized noise-dampening drywall products (like QuietRock), which add mass and block sound frequencies.
3. Windows and Doors
A wall is only as soundproof as its weakest point. Single-pane windows are sound leaks. We install double-paned, low-E windows which are required for energy efficiency but serve a dual purpose as excellent sound barriers.
How do we handle access and separation?
A “Silent ADU” also means “Silent Entry.” You do not want tenants or guests walking past your dining room window every time they come home.
Part of our site planning involves designing a dedicated path of travel.
- Side Setbacks: In many Los Angeles lots, the side yard is narrow. We optimize this space (the 4-foot setback required by most ADU ordinances) to create a private, fenced walkway.
- Fencing and Gates: We install secure gates that clearly delineate the “Main House Zone” from the “ADU Zone.” This psychological and physical barrier ensures that your backyard remains yours.
- Lighting: We design path lighting that guides tenants safely to their door without floodlighting your bedroom windows.
A Note on Regulations: The California ADU Portal and local ordinances mandate specific fire safety access.
We balance these safety requirements with your need for separation, ensuring the Fire Department is satisfied while your privacy is maintained.
Behind the Scenes: Infrastructure Separation
True independence means not having to coordinate utility usage. While sharing utilities is cheaper upfront, it can lead to friction later (“Why is the water bill so high this month?
“).
We recommend and manage:
- Sub-Meters: Installation of electrical and water sub-meters so you can accurately track the ADU’s consumption.
- Independent HVAC: We typically install Mini-Split systems for ADUs. They are quiet, energy-efficient, and allow the ADU occupant to control their own climate without affecting your central air.
- Sewer Lines: We ensure the new sewer line connects downstream effectively, preventing backups that could affect both units.
